Seo Companies - The Good, The Bad And The Downright Dirty

This article was borne from an experience I had recently within an on - line SEO Forum. The poster asked a question on how to help his client get Page One listings in Google and also what to put in his monthly SEO report. When I replied that he should never have taken this client on in the first place when he had no knowledge about SEO - the poster retorted abusively and chastised myself for not giving him the advice that he required. This got me thinking: “How many charlatan SEO or Web Design companies are out there ripping clients off with promises of Page One listings or exuberant prices for no return”.

I did some research before I decided to write this article and I was surprised and saddened by the number of companies that I came across on the Internet (in a very short time frame) that either offer dubious SEO practices or promises of high rankings so cheap that professional optimization companies may as well gather their hat and coat and call it a night.

The intense marketing spiel that underhand firms adopt informs you to only pay them a few hundred bucks and hey presto the view from the top of the Search Engines is yours for the taking. Now, I have been in the business long enough to know when something doesn’t smell right. But what about the ordinary client who is only interested in getting their product sold or their service found on the Internet? How are they supposed to tell which SEO firm is transparent and which are as dirty as a mucky puddle?

Thus, I have mustered up some key thought indicators that I feel you should be aware of before any relationship with an SEO Company is worthy of consideration. They are as follows:

Cost! There is a saying that rings true here “You only get what you pay for!”. If a firm is offering something so sought after as ‘Page One in Google’ for an unbelievable price then that is normally what it is: unbelievable! I’m not saying they won’t get you on Page One but it will be for such an obscure keyword phrase that generates no traffic whatsoever to your site - your time and money will be wasted.

Blinding you with Science! Please, forget about companies who claim they have analyzed Google’s or any other Search Engine’s algorithm and have cracked the technology and are willing to let you in on the benefits - for a small fee - virtually gaining your site those prized possessions overnight. The words “Scam” spring to my mind among a few others which I shall regress in saying.

Reputation! Ask around amongst friends, business associates, on-line help forums like Yahoo! Answers or Google Answers for advice before you settle upon contacting an SEO Company. Professional SEO companies that are worth their salt mainly get a high percentage of their business from referrals. Look at the SEO company’s site; do they have a testimonial page (again though, be thorough as testimonials can be duped) are there contact numbers or a web address? Go one further and call that company, ask them about the service they received. Were they satisfied? Was it worth the money? Dig a little then dig some more.

Future Provisions! Just what are you getting for your money? Does the company have a pro-active approach by embracing new marketing techniques and technologies or are they just concerned about your meta keyword tag and advising that you need an extra gazillion pages on your site to be able to rank better. Will they report back to you at the end of each month with details about what they have undertaken to help rank your site better?

Trust your Instinct! A professional SEO Company will always ask you questions to help understand more about your business and the market your in - not just to help build an on-line profile about your company but to assess what service suits your requirements. SEO or Web Design companies that offer one-price-fits-all models have no conceptions (or experience) of the varying techniques required to help successfully promote a company on-line, drive its targeted traffic to their site and help boost their positions within the Search Engines.

5 Beginner Tips For SEO and Your Website

When creating content for your website and taking Search Engine Optimization (SEO) into consideration, there are some basics to consider to help get your page positioned well in search results. Good content is important, but these other tips will help as well.

File Naming

File Names

When creating your web page, a simple way to improve search engine optimization for a web page is the actual name of the HTML file (web page). Simply stated, the name of your HTML file should contain your keyword or keywords if possible.

Meta Data

Title Tag

The title of a web page is most important location to place keywords within your web page’s HTML. It is one of the most important design aspects of a web page with respect to organic results on search engines. Search engines consider the keywords found in the title tag to be extremely important because these are the keywords tell the search engine what your site is about. The title tag is what the search engine use as a link on the search results page. It is the first thing a potential site visitor sees before they make a decision to visit your website.

Description Tag

The meta description tag is used by many search engines as the summary description or your page as listed in the organic search results. It is the sub-headline in the organic search result and the ‘teaser’ for your link. In a nutshell, it helps the searcher decide whether or not the web page is relevant to their search. The title and description of a page are an important pair when it comes to organic search results.

Keywords Tag

The meta keyword tag is where you list keywords and keyword phrases that you’ve targeted for that specific page. There have been numerous discussions at various search engine marketing forums surrounding the use of the keywords tag and its effectiveness. The overall opinion is that the keyword tag has little to no relevance with the major search engines today. Though many people still believe that this tag is the most important tag of all and ’stuff’ it full of keywords. My opinion is, put a few in the tag, walk away, and focus on creating good content.

Content

Headers

Header tags are the second most important place for your keywords on a web page. Header tags are specified with the following HTML code: H1, H2, H3, H4, H5 and H6. Generally speaking, a H1 tag is considered more important than an H2 tag, which is more H3, important than a H4 tag, and so on. It’s important that the header tags look natural and is readable (makes sense) to site visitors. Putting a bunch of keywords in a header (also known as ‘keyword stuffing), doesn’t mean that it will ‘look’ and ‘read’ right to a visitor. Keep the header less then 8 words if possible (on, the, of, etc…don’t count). Body Text

The body text tag, or main content of a web page, is the next most important area to use keywords or keyword phrases. Content refers to the visible text on your page. Web pages should have about 300 to 400 words of text with special emphasis on two or three carefully chosen keywords.

As a web page is being developed, pay close attention to which keywords or keyword phrases is used in the page titles, headers and content of the web page. Use synonyms when possible to give it more of a natural feel when reading and not a repetitive overused keyword. If it sounds ‘weird’ as you read it aloud, modify it so that it reads more naturally. Search engines are looking for natural, not obvious or stuffed, web pages when it comes to SEO.

Search engines also respond favorably to keywords placed within style tags such as, b, strong, i, em, and li. Never use ‘invisible’ text or matching font and background color text. Important keyword-rich text should be as high up on the web page as possible. Search engines index a web page’s content in linear order and give priority to keywords found closest to the top of your web page. This means placing your keywords in your first headline and in the first paragraph on your page, and limiting the images and other HTML code that precedes your keyword rich text.

Strategies to Buying a Home in Foreclosure Here in Santa Barbara CA

If you are hoping to purchase a house on the cheap by buying a foreclosed property here in the Santa Barbara area, you are not alone? It is a natural instinct to want to look into this as an option as the market has slowed and the constant bombardment of negative media news regarding real estate continues.

There are some good deals out there here locally, but the process can be complicated and risky and you need to be educated on what you are getting into.

Here are a 2 Quick Points you need to know firsthand with regards to foreclosures here in the Santa Barbara area.

1) There simply are not as many here locally in Santa Barbara as perceived, based on the national news. Also, Santa Barbara often gets bundled into statistics that include Lompoc and Santa Maria (Santa Barbara County) where there are much more foreclosures to be had.

2) Most of the foreclosures here in Santa Barbara tend to be in the condo market roughly in the $250,000 to $700,000 price point, or in track homes around the $500,000 to $800,000 price point. Additionally, most of the foreclosures here locally are in Goleta and Carpinteria as of now. There certainly are others, they are just fewer and farther between.

Stages of Foreclosures: There are three different stages of foreclosure for real estate, each of these presenting different opportunities for you to buy.

1) Pre-foreclosure

When a borrower has unfortunately fallen behind on their monthly mortgage payments, the home will go into pre-foreclosure. Active buyers can find pre-foreclosures by spending lots of time diving into the delinquency notices that lenders file with the county courthouse here in Santa Barbara when a borrower has missed their payments.

Now with potential prospects in hand, you can go drive-by these homes on your own. If you see a home that you potentially would like to pursue, you could contact the owner directly to see if they want to sell.

NOTE: You will read articles here and there that this is a good way to make a profit of sometimes 30% from such places as foreclosure.com etc. Simple fact is…from what I have learned, this reality will be difficult with the current “owners” being in a very emotional state and often angry. Most likely these people will be trying to hold onto their homes and would look harshly at anyone they consider might be “sniffing around”. Granted there will be some who want relief from bad mortgages, but it can be a fine line and a way to put yourself in some stressful and potentially scary situations.

Many of these homeowners in this situation will also opt to try a short sale which at a minimum buys them time…often many months. More and more banks are seeming reluctant to many short sales with some stats showing only 15-20% of short sales ever closing.

2) Sheriffs’ sales

After a home reaches default, one option is to try and auction the home off on the county courthouse steps here in town. These homes can offer some real bargains, but the process takes a serious affinity to risk.

If you are bidding on a property, you can not inspect the property beforehand and therefore there is no telling how much work it needs. You also do not know what kind of liens there are against the home, if any, due to unpaid taxes, a contractor’s lien etc. All of this makes it very difficult to establish value. Lastly, you as the buyer need to have ready cash, sometimes 10%-20% down on the spot, and be able to come up with the rest in a matter of days.

For me, I would rather simply wait until a bank owned property is officially listed and work with a seasoned Realtor who knows the value of homes. Additionally, you will be able to inspect the property which is as important as anything.

3) Post-foreclosure

Once a lender finally takes back a house, the property will go on the market as quickly as possible and be listed as an REO (real estate owned) or Bank Owned property at a very good market value or below market value. These homes then in effect become ordinary sales, listed with a broker. Here in Santa Barbara, homes that are in foreclosure that are perceived as bargains are often getting multiple bids. If a home has been on the market for longer than a week, you as a buyer can offer a much lower price and negotiate. Generally the lender has a lowest dollar amount they will accept. If you are willing to meet this price, the home is yours. If not, then the home will stay on the market to hopefully attract other buyers.
