The Skills and Scripts of Effective Lead Conversion

Definition

Lead conversion is the set of communication skills and verbiage that turns your contact with leads into buyers and sellers appointments.

What Gets Measured Gets Done

When we discussed the first two elements of Lead Management, Lead Generation and Lead Contact, we gave you a measure for their success. That measure was that you generate and contact enough leads to reach your exceptional goals. You can enormously reduce the number of leads necessary by developing strong lead conversion skills.

The measure for this third element of your Lead Management system, Lead Conversion, is that you turn the highest possible percentage of leads into buyers and sellers appointments; and that you list or sell more than half of the leads that you convert. This latter measure is more important than the former. It is more important to have quality appointments that turn into listings and sales than it is to have a larger number of appointments.

To accomplish these measures you must focus on two important goals.

1. The lead wants to meet with you.

2. Determining whether or not you want to meet with them.

To measure your effectiveness with these goals we want you to do what our coaches lead our clients do. Each week record every new initial appointment. Include the name, source of that appointment and whether you anticipate that appointment to turn into a closed sale or listing sold. By recording the appointments in this way you are able to measure whether you are on track for your goals in the simplest and most effective way.

The Skills Some of the more prolific sources of leads that create opportunities for you are; when you get a call from a friend that they are thinking about selling or they are referring you to someone that they know is thinking of buying; when you get a call on an ad or one of your signs; when people walk into your open house; when your web site notifies you of the e-mail addresses of people viewing your listings.

The skills you need to turn these opportunities into listings and sales are largely communication skills. The goal of your communication with these people is to qualify them for three things.

1. Their financial ability to make the desired move.

2. Their motivation to make the move.

3. Their urgency

In order to qualify the lead as above requires the following five communication skills.

1. Active listening, this means listening in a way that makes the other person feel like they are being heard and understood. You accomplish this in person with eye contact, nodding your head, making understanding sounds or comments like, “mm hmm,” I understand.” “That makes sense.” Appropriate laughter is greatly appreciated. On the phone you do this with the verbal responses. On the web you actively listen by confirming your understanding as you respond with the next thought.

2. The ability to ask questions. This requires that you both ask the right questions, ask them in a sequence and with a tone that makes the person comfortable even eager to answer them. On an ad call or Internet lead you begin by answering their questions about the property. Then following your answer with a relevant question. “The home you called on is priced at $289,900. Is that the price range you are looking for or would you prefer something higher or lower than that?”

3. If it is a referral ask about their plans and their move before you ask about their property. In other words take an interest in them as well as in the business they may offer you. “Hillary suggested I call. She may have told you that I was able to get them into that really nice two-story home in Brighton. May I ask what you are thinking of doing?”

4. The ability to judge whether to make an immediate appointment, to send the person to a lender for financial qualification, or choose not to ask for an appointment. This includes your knowledge and understanding of Fair Housing Laws so your decisions are legal and not based even unconsciously on your impression of the client’s being of protected classes.

5. The ability to share the value of meeting with you. On a listing appointment what do you do that helps them accomplish their goals? Do you give them a thorough market analysis, your strategies for marketing and attracting buyers, your ability to encourage an offer and negotiate the best price, and then your ability to follow up and get the transaction closed on time?

6. With a buyer do you go through the entire buying process including what professionals, attorneys, appraisers, and inspectors they will need or want? Do you review a copy of the contracts and paperwork they will encounter? Do you help them sort through the financing options?

7. The ability to ask for an appointment to meet with them and provide all the value of the items above.

8. Your lead conversion skills and scripts have a great deal to do with your ease and enjoyment of your career in Real Estate in addition to contributing significantly to your success.

What PayPal Doesn’t Want You to Know About Their Protection Program

Online shopping has never been so popular. These days, more and more people are using online marketplaces such as eBay to shop for their needs. In most cases, it is better to only add credit card accounts with $0 fraud liability to your PayPal account. That way you can dispute your transactions with your credit card company regardless of PayPal’s decision. Are your customers able to find you online using search engines? While it is good that they can be found for the combination of their last name + first name, only people who already know them or have heard about them can search for the names. The Benefit of SEO Campaigns

Successful online business is impossible without an effective marketing strategy. 85% of online shoppers are guided by the results of the search engines. So as search engines dominate the market of targeted traffic, it makes sense to ensure your business website is optimised for the search engines, otherwise it will not get found.

If you don’t want to give away your potential customers to your competitors you need to gain high search engine rankings for relevant keywords. So how do you rank your site high in the search engines?

There are two ways to get your site ranked high. Organic Search Engine Optimisation or Pay-Per-Click advertising.

Organic Search Engine Optimisation is the better option for long term search success. It is less expensive than the paid for advertising techniques and it brings out more sustainable results. Depending on what your competitors are doing your site might still hover around the top pages for years to come. However search engines love websites that evolve and constantly get updated. A good plan would be to have a full blown SEO campaign for at least a year or two and spend as much as your marketing budget allows. Then if in a year or twos time you have streams of enquiries coming in and high listings in the search results you could drop your campaign cost in half. Obviously the more hours spent on SEO in the first few years the better. In the long term it will pay off and you will soon be reaping the benefits. If your business is serious about getting the benefits of traffic from search engines, you cannot do this with the help of an SEO Campaign.

SEO campaigns are a long term marketing strategy that soon starts to pay for itself. SEO consultants use a number of techniques to achieve their results. Techniques include keywords research and analysis, link building, design enhancements, article marketing, copywriting, blog and forum postings and setting up social/business networking sites. A good SEO consultant after time will become an expert in your business area and have an online authority in that subject.

Costs vary from company to company. The amount you have to pay for SEO campaigns usually depends on your business goals and the level of competition for your relevant keywords. Never pick an SEO company if they talk of guaranteeing you results. No one can guarantee results as nobody knows what competitors are doing. 3 Tips For Better Google Rankings

Google now checks the year your domain name was first registered.

This just makes sense. Those that care about their domain and their brand will register their domain for a long time. This demonstrates commitment. Of course it’s not very hard for a spammer to do the same but the upfront costs are just that little bit higher and might help act as a deterrent. If anything a short domain registration period will be yet another flag in the Google system that will keep certain sites away from top rankings. Hopefully it will be the spammers that trigger the penalty when combined with all the other spam flags they trigger.

If you are anything like me and you like to register domains for an “idea” you have for the future there is no way you will be investing in a 10 year registration for something you may never pursue. An idea is an idea and I know half of the domains I buy amount to nothing. However buying the domain also signifies *some* commitment to the project and on many occasions is the motivational spark I need to get the website built and a new project off the ground. A one or two year registration is not a significant cost. Securing a domain for 10 years is. The easy workaround is to initially register a domain for the minimum period, if things take off then renew the domain for a longer period. Simple.

Google now places huge emphasis on links. They want to see a slow, gradual increase to the number of incoming links to your websites. Links need to have a variety of anchor text phrases. If all your anchor links are the same you could get de-listed or lose ranking position.

Ahh, natural linking patterns. I’ve mentioned this before - Google in many ways destroyed what it relies on to create such a great search engine. Before Google linking patterns were very natural, organic with sites linking to each other in many different ways, with different anchor text built up over a long period of time. Sites grew in popularity slowly and incoming links increased subsequently at similar rates of growth. Google stepped in and used these patterns in a ranking algorithm to accurately value sites. It worked, almost too well. Google became so popular that people began to study what it takes to rank highly. They learnt it was all about incoming links so they started an unnatural linking process, creating link farms and chasing incoming links with a vengeance.

Google wants natural linking back and will reward those sites that appear to be popular based on natural linking. This is not an exact science of course but if you do these things you are on the right track:

  • Make sure your incoming links are not all carbon copies of the same keyword phrase. Vary the incoming anchor text with different phrases.
  • Make sure you get links from many sites with varied PageRank. Assess link swaps based on the site (content, relevance) asking for the exchange, not solely on the green PR bar at the top of the site.
  • Chase back links naturally, slowly increasing their number over time. If you go from 10 - 5000 backlinks in one month Google is going to think you are link farming and penalise you.
  • Don’t get paranoid. Stressing over why your site won’t get listed and pressuring other sites for link exchanges can drive you crazy. Take it easy and work on building a great site slowly, tell the right people about it and they will spread the word for you.

Google is telling us that they look for relevant, quality content on your websites, which is no surprise, and that PageRank is a good indicator of a website’s “authority” and relevancy.

The key term here is authority. Those sites that have been online for a long time with established authority in their field wield the power. One link from an authority site can boost you to the top of the rankings but take it away and you can just as easily fade to the bottom of the rankings. Again the emphasis here is on establishing links from many sites with various rankings. If you build an amazing site eventually the authority sites in your field may just link to you anyway and won’t that make you feel special!

How do you build an authority site? With hard work of course. Authority sites don’t appear out of nowhere, they build their authority over time by consistently working on quality content and audience creation. Don’t expect overnight success, if you want a popular website you have to work at it for years, not weeks.

Search engine optimization (SEO) is where you make your page optimized to be seen by the search engines such as google, yahoo, and MSN. There are many different tactics that go into this procedure. Lets actually break down how search engine optimization actually works. I am going to skip the finding keywords part because there are a couple great tools that will do this for you. So, you now have your keywords but what do you do with them? This is the hardest part. But the basics are you first need to place them into your domain name. If you already have a domain name that is fine. But the reason you want to place your best keyword into your URL is because it will tell the search engine that this is what your page is about.

Next, you want to place your top two keywords into your title. The way you separate these two keywords is with the | sign. What this sign does is tell the search engines that this in a multi-title article. For example you could do something like; Buy cars online | Get cheap cars. What this does is give you two major keywords instead of one. But don’t over do it because the search engine will see it as a spam site.

After that, you would do the same thing for the subheadings and the headings. Now with the anchor links is where your page gains the swagger it needs to dominate the search engines. You want to use your anchor links, with your main keyword in it, as much as you can. The more back links you have to your site the better.

Now the thing I have to make clear is that non of this matters if you don’t have the correct keywords. There are a couple programs out there that will do the search engine optimization for you. This is the way that the majority of the professionals make there sites optimized.
